Coolroom Construction
Coolroom Construction Sydney
Select Coolrooms & Construction designs and builds commercial coolrooms across Sydney, Newcastle and Wollongong. Insulated panel systems built to hold temperature reliably, meet food safety requirements and stand up to daily commercial use, whether that is a walk-in coolroom for a cafe or a multi-bay cold storage facility for a logistics operator.
Coolrooms Built Right the First Time
We have built coolrooms for national names like Woolworths, DHL, Arnotts and Aldi, alongside independent food processors, hospitality venues and specialty growers. The scale changes, but the approach does not: get the design right before a single panel goes up, use the correct panel for the job, and build it so it still performs the same way in five years as it does on day one.
Coolroom construction covers everything from initial design through to a finished, operational cold storage space: site assessment, panel and door selection, structural fit-out using insulated panel systems, refrigeration integration, and final compliance checks before handover. Most commercial coolrooms in Sydney take between two and six weeks to construct, depending on size, site access and refrigeration requirements.
A well built coolroom is not just a box with cold air pumped into it. Panel thickness, floor construction, door placement and airflow all affect how consistently the room holds temperature and how much it costs to run. Getting these decisions right at the design stage is what separates a coolroom that performs for a decade from one that needs remedial work within two years. Wondering what yours might cost? Our Coolroom Construction Process
Site Assessment and Design
Every project starts with a site visit. We look at floor loading, ceiling height, power supply, drainage and access, because these details shape what is achievable on site and where problems surface later if they are missed. From there we design for the space, the intended use and the budget.
Choosing the Right Panel: EPS-FR or PIR
EPS-FR (expanded polystyrene, fire retardant) panels are lightweight, cost effective and manufactured locally, which keeps lead times down. PIR (polyisocyanurate) panels offer higher thermal performance in a thinner panel and stronger fire resistance, suiting pharmaceutical storage and stricter compliance environments. We recommend what fits the brief, not what is easiest to install.
Installation, Refrigeration and Compliance
Our team handles the structural build, integrates refrigeration, and fits custom insulated doors (sliding, bi-part or hinged) with proper seals to stop energy loss at the one point most coolrooms fail. Builds meet the NSW food safety and building requirements relevant to the site, including HACCP related considerations for food and pharmaceutical clients.
Handover and Aftercare
Before handover we test the room to confirm it is holding temperature and sealing properly, and we talk you through operation and maintenance, because a coolroom that is used and cleaned correctly holds its performance a lot longer than one that is not.
Industries We Build Coolrooms For
Each industry comes with different compliance requirements and different demands on the room itself, which is why our design process starts with how the space will actually be used, not a standard template. We build coolrooms for:
- Food processing and manufacturing
- Cold storage and logistics
- Hospitality and retail
- Pharmaceutical storage
- Specialty growing operations
If your business does not fit neatly into one of these categories, that is fine too. Get in touch and we will talk through what the space needs to do.
Coolroom Construction FAQs
How long does coolroom construction take?
Most commercial coolrooms take two to six weeks to construct, depending on size, site access and refrigeration requirements. Larger multi-room facilities or projects with complex refrigeration needs can take longer. We confirm a realistic timeline during the design consultation once we understand the full scope.
What size coolroom do I need?
Coolroom size depends on stock volume, turnover, and how the space will be used day to day. As a starting point, we assess current and expected storage needs during the site visit, then design a room that fits both the space available and future growth, rather than sizing for today's stock levels alone.
Do I need council approval for a coolroom in NSW?
In most cases, yes. Whether approval is required as a development application or a complying development certificate depends on the site, the structure's size, and its intended use. We work with clients and their builders to identify what is needed for a specific site before construction begins.
What's the difference between EPS-FR and PIR insulated panels?
EPS-FR panels are lightweight, cost effective and well suited to standard cold storage and food grade builds. PIR panels offer higher thermal efficiency in a thinner panel and stronger fire resistance, making them better suited to pharmaceutical storage, hygienic environments or sites with stricter fire rating requirements. We recommend the right panel based on the application, not a default option.
Can an existing coolroom be extended or modified instead of rebuilt?
Often, yes. Many coolrooms can be extended, reconfigured or upgraded without a full rebuild, which is usually more cost effective. This depends on the condition of the existing panels and structure, so it is worth a site assessment before assuming a full rebuild is needed. See our repairs, modifications and extensions service.
How much does coolroom construction cost in Sydney?
Panel supply typically costs $40 to $70 per square metre, with a fully installed coolroom costing more once refrigeration, flooring, doors and compliance work are factored in. Site conditions, panel choice and refrigeration load all affect the final figure, so we provide project-specific quotes rather than flat rates. Our cost guide breaks down what drives the number.
Do you build coolrooms for food businesses that need HACCP compliance?
Yes. We build coolrooms for food processors, manufacturers and hospitality businesses with HACCP and food safety requirements in mind, from panel selection through to door seals and drainage. We work alongside clients' food safety consultants where needed to make sure the finished room supports their compliance obligations.
Request a Free Site Inspection and Quote
Every project is different, so we start with a site visit rather than a guess over the phone. We assess your space, talk through temperature requirements and floor considerations, and put together a detailed quote based on what your business actually needs. No obligation, just a straight answer on what is involved and what it will cost.
